Roof Replacement in Prince George's and Montgomery County, MD
Most roof leaks are not in the shingles. They are at the flashing, the vents and the valleys, the places where one surface meets another.
L&T Contractors replaces roofs with architectural shingles and fixes those weak points while the roof is open. We finish on time or we pay you $500 a day.
Tear Off. Do Not Stack.
Some contractors lay new shingles over old ones to save time. We do not. A tear-off lets us see the roof deck. Rotted boards get replaced before they get covered. A second layer adds weight and hides problems for the next owner.
What Goes Into a Roof
Deck inspection and replacement of any damaged boards.
Underlayment and ice and water protection in the places that need it.
New flashing at walls, chimneys, vents and valleys.
Ventilation that lets the attic breathe.
Architectural shingles, the thicker, dimensional style.
Why Architectural Shingles
They are thicker than basic three-tab shingles, hold up better in storms, and look better from the street. The cost difference over a whole roof is usually modest compared with the life you get.
Ventilation
An attic without airflow cooks the shingles from underneath and grows mold in winter. Ventilation is the least visible and most overlooked part of a roof.
Cost
Roofs are priced by size, pitch and condition. We inspect and give you one firm number. If the deck needs boards replaced, we tell you the price before we start, not after.
Signs You Need a New Roof
Shingles that curl, crack or lose granules into the gutters.
Daylight in the attic, or stains on ceilings after storms.
Sagging areas along the roof line.
A roof approaching 20 years old, depending on the material.
Repeated repairs in the same spot.
Not every one of these means replacement. A roof with one failed flashing can be fixed. A roof that leaks in three places usually cannot be saved for long. We tell you which you have.
Storm Damage and Insurance
Hail and wind damage often show up as lost granules, creased shingles and lifted tabs. If you think a storm damaged your roof, photograph it and call your insurance company. We document what we find so you have it for a claim. We do not tell you what your insurer will approve. We tell you what we see.
Flashing: The Real Leak Point
Chimneys, skylights, walls that meet the roof and plumbing vents all need flashing, which is metal and sealant that shed water around an opening. Old flashing fails long before shingles do. Replacing it with a new roof costs little when the roof is open and a lot when it is not.
Ice, Wind and Weather
In our climate, snow, ice and heavy storms test a roof. Ice and water protection at eaves and valleys helps stop water that backs up under shingles. Proper nailing and sealed edges help a roof hold in high wind. These steps are invisible when the roof is done, and they are the ones that count.
Cleanup
A tear-off throws nails everywhere. We protect landscaping, cover what we can and run magnets over the yard and driveway at the end of the job. Ask any roofer what happens to the nails.
The Day We Replace Your Roof
A typical replacement starts early. The crew protects landscaping and sets up dumpsters and tarps. Old shingles come off, the deck is inspected and any bad boards are replaced. Underlayment, flashing and shingles follow, and vents and ridge caps are finished last. Most homes take a day or two, depending on size and pitch.
You will hear noise. Pets and kids should be elsewhere for the day. We give you a heads up the evening before and a call when the work is done.
Choosing Colors
Shingle color affects curb appeal and heat. Lighter colors reflect more heat. Darker colors hide streaks and moss. We bring physical samples so you can look at them against your siding and trim in daylight.
Gutters and Drainage
A new roof sends water to the gutters, and old gutters can clog, sag or pull away. We inspect them while we are up there and tell you if they need work. Water that spills over a bad gutter lands at your foundation and undoes some of the roof's value.
Skylights and Penetrations
Skylights, vents and chimneys are the most likely leak points. A new roof is the best time to replace worn flashing or the skylight itself. We tell you which ones are worth replacing and which are fine.
What to Ask Any Roofer
Will you tear off the old roof?
What do you do about rotted decking?
Who is responsible for cleanup?
Is your warranty in writing?
Attic Check
We look at the attic during every roof estimate. Damp insulation, dark stains on the underside of the deck and daylight at the ridge all tell us what the roof has been doing for years. It costs you nothing and often finds the real cause of a leak.
