Exterior Remodeling in Prince George's and Montgomery County, MD
The outside of your house takes the weather every day. Decks rot. Patios sink. Roofs leak at the flashing. Most exterior failures start at an edge or a joint nobody looked at twice.
L&T Contractors builds and repairs the outside of the house under one contract: decks, patios, walkways and roofs. We finish on time or we pay you $500 a day.
What We Build Outside
Decks and stairs, in composite and pressure-treated lumber.
Paver patios and covered outdoor spaces.
Concrete walkways and steps.
Roof replacement with architectural shingles.
Each one has its own page with the details: deck building, patios and concrete, and roof replacement.
Water Is the Enemy
Every outdoor job comes down to where the water goes. Slope a patio toward the house and it floods the basement. Skip flashing where a deck meets the wall and the rim joist rots. Nail a roof without proper ventilation and the shingles age years early. We plan the water path first, then everything else.
Permits and HOAs
Exterior work draws the most scrutiny. Montgomery County requires a building permit for a deck at any height. Prince George's County sends you to DPIE, and some towns run their own permit offices. Many neighborhoods also need HOA approval before anyone digs. We help with both and put the review time into your schedule.
Seasons
Concrete and roofing work best in dry weather. In winter we focus on prep, permits and booking your spring slot. Book early if you want a deck for summer.
Start With the Roof Over Your Head
If you are planning exterior work on a house with an aging roof, deal with the roof first. A new deck built beside a roof about to be replaced means scaffolding on top of finished work. Roofers, gutter crews and deck builders all need access to the same spots, and the order saves money.
Matching the Project to the House
A deck suits a house with a back door at floor height and a level yard.
A paver patio suits a yard with enough space and a stable base.
A covered area makes sense on the side of the house that gets afternoon sun or rain.
A concrete walkway fixes a front approach that has settled, cracked or become a trip hazard.
We walk the property with you and recommend the project that fits, which is sometimes smaller than what you called about.
Drainage Decides Everything
Before we price an outdoor project we check where the water goes during a heavy rain. Downspouts that empty near the foundation, low spots that hold water and slopes that run toward the house are all things we correct as part of the job. A beautiful patio that funnels water toward your basement is a bad patio.
What an Exterior Job Costs
Exterior projects vary more than almost any other work, so we price each one after seeing the site. The things that move the number are size, materials, access for equipment, slope and how much demolition comes first. You get one firm number in writing. If we find something unexpected underground or behind a wall, we show you and price it before we continue.
Warranty
Our work carries a 2-year warranty. If something we built fails because of our workmanship, we fix it. Ask any contractor to put their warranty in writing and compare.
Planning Your Exterior in Phases
Not every exterior project has to happen at once. Some homeowners start with the roof, build a deck the next spring and add a patio the year after. We plan the phases so each one fits the next. Drainage, footings and utilities get handled in the right order, and you do not tear up finished work to add the next piece.
Ask us for a simple written plan of what to do first, what can wait and roughly what each phase costs. It helps you budget and keeps projects from fighting each other.
What We Ask Before We Quote
What do you want to do outside that you cannot do now?
How do you use the yard, and who uses it?
Is there an HOA, and have you checked their rules?
Do you know where the utility lines run?
Curb Appeal Without Guesswork
People often ask what exterior upgrade adds the most. Our honest answer is whichever one fixes a visible problem. A new roof on a faded one, a clean walkway where the old one cracked, a deck that replaces a rotting one. These show up in photos and in an inspector's report. Upgrades that only decorate come later.
If you plan to sell in the next few years, tell us. We recommend work that holds its value, and we talk you out of work that does not.
Access and Neighbors
Trucks, dumpsters and equipment need room. We plan where materials sit, how crews get to the back yard and what happens to the lawn. You may want to give them a heads up that noisy days are coming.
Every job comes with the L&T Promise. We finish on time or we pay you $500 for every late day, up to $2,500. Your home stays livable, the work carries a 2-year warranty, and you get a same-day answer when you call. Delays you cause and permit or inspection delays are excluded. Full terms are on the Promise page.
