General Contractor in Prince George's and Montgomery County, MD
Hire three separate trades for one project and you become the project manager. Calls, schedules, finger pointing when something goes wrong.
L&T Contractors is a licensed general contractor with an in-house crew. One company is responsible for the whole job. We finish on time or we pay you $500 a day.
One Company. One Contract. One Phone Number.
When an electrician, a plumber and a tile setter all work for different companies, nobody owns the schedule. When they all work under us, we do. You call one number, get a same-day answer, and the work happens in the right order.
What We Handle
Kitchens and bathrooms.
Basements, flooring, drywall and painting.
Decks, patios, walkways and roofs.
Whole-home renovations.
Permits and inspections.
License and Insurance
We hold Maryland Home Improvement Commission license #133677, which covers every county in the state. You can verify it yourself on the state's website in two minutes. Maryland also limits deposits to one third of the contract price, and we follow it.
How We Bid
You get one firm number, itemized by line. The price holds unless you add to the scope. Changes are priced in writing before they are built. Compare our bid with anyone else's line by line, and watch allowances. A low number built on small allowances turns into a higher number later.
Where We Work
We are based in Lanham and work across Prince George's and Montgomery County.
What a General Contractor Actually Does
A general contractor takes responsibility for a whole project. That means scheduling every trade, ordering materials, getting permits, passing inspections, handling problems and delivering a finished result to a contract. The value is not in swinging a hammer. It is in making sure the right work happens in the right order and someone is accountable when it does not.
How to Vet Any Contractor
Verify the Maryland Home Improvement Commission license on the state's lookup.
Ask for local references and look at finished work in the neighborhood.
Read reviews for how problems were handled, not only the stars.
Get a written contract with scope, price, schedule and payment terms.
Be wary of anyone asking for more than one third up front.
We are happy to be checked. Our license number is on every page. Our Google profile shows a 5.0 rating across 55 reviews.
Payments Tied to Progress
Pay as work is completed, not before. A schedule of payments tied to stages protects you: deposit at signing, payments at milestones, final payment after the walk-through. You should never be ahead of the work.
Communication
Most contractor complaints come down to silence. A missed call, a job site with nobody on it, a delay nobody explained. You call us and get a same-day answer, and we tell you each week what is happening and what is next.
Projects We Take On
Kitchens, bathrooms, basements, flooring, decks, patios, roofing and whole-home renovations. If your project falls outside those, call and ask. We will tell you honestly whether we are the right fit or point you to someone who is.
Our Process in Five Steps
Free estimate. We visit, listen and measure.
Written proposal with scope, price, schedule and payment terms.
Permits and materials. We file, order and confirm lead times.
Construction with weekly updates and your walk-through at each phase.
Final walk-through, punch list and warranty paperwork.
Nothing in this list is unusual. It is simply a process that gets followed. Following it is what most disappointed homeowners tell us their previous contractor did not do.
Why Homeowners Choose a Local Contractor
We are based in Lanham, not out of state. Our crew knows the permit offices, the building stock and the weather in this part of Maryland. When something needs a return visit, we are near enough to come. You are also able to see our finished work in your own neighborhood.
Red Flags in a Contractor
Asking for most of the money before work starts.
No written contract, or a contract with no schedule.
Pressure to sign today.
A bid far below everyone else's.
Unwillingness to show a license or references.
None of these prove a contractor is bad. Several together mean you should walk away.
What Good Looks Like
A good contractor returns calls, shows up when scheduled, explains problems before they grow and sticks to the written price. They leave your home cleaner each day than the day before. That is the standard we hold ourselves to, and we give you the Promise in writing to back it.
Before You Sign
Read the whole contract. Look for the scope, the price, the schedule, the payment stages, the warranty and how changes are handled. If anything is vague, ask us to clarify it in writing. We would rather answer ten questions now than argue about one assumption later.
Every job comes with the L&T Promise. We finish on time or we pay you $500 for every late day, up to $2,500. Your home stays livable, the work carries a 2-year warranty, and you get a same-day answer when you call. Delays you cause and permit or inspection delays are excluded. Full terms are on the Promise page.
