Five Things to Check Before You Hire a Remodeler in Montgomery County
Skip us if we fail any of these. Better yet, run every contractor on your list through the same five.
1. Their Maryland license works in every county, so check it
A Home Improvement Commission license is issued by the state, not by the county. It covers Montgomery County the same as Prince George's. That also means you can verify any contractor in two minutes on the state's lookup. Ours is MHIC #133677. Look it up on the Maryland license lookup.
2. Read the deposit line first
Maryland caps the deposit at one third of the contract price, and no money moves before you sign. If a contractor wants half up front, that is their cash flow problem, not yours. Read the MHIC deposit rule.
3. Ask who files the permit, and where
Montgomery County permits run through the Department of Permitting Services, and applications go through its online eServices system. The county says paper applications are no longer accepted. A contractor needs a Maryland Home Improvement Commission license to pull a permit at all. Ask who files, how long the review is running right now, and whether that time is in the schedule. Check Montgomery County DPS.
4. Check your HOA before anyone touches the outside
Montgomery County has a lot of townhome communities and HOAs, and many of them require approval for decks, patios, fences and exterior changes before the county will even matter. A contractor who starts without that approval puts you in a dispute with your neighbors. Ask whether they handle the HOA paperwork with you.
5. Get a finish date with a price on it
A date with no consequence is a wish. Ours comes with $500 for every late day, up to $2,500, when the delay is on us. Ask every contractor what happens when they run late.
What a Remodel Costs in Montgomery County
Our ranges are the same on both sides of the county line. Here they are.
Kitchen remodels run $25,000 to $60,000 and take about 4 to 6 weeks.
Bathroom remodels run $15,000 to $35,000 and take about 2 to 3 weeks.
Whole-home projects are custom. Plan on 8 weeks or more.
Decks, patios, walkways and roofs are priced per job. We look at the site and give you one firm number at the free estimate.
Once we agree on the scope, the price does not change unless you add to it. Compare bids line by line, and watch the allowances. We also offer affordable financing.
Townhomes, Split-Levels and the Rest of the Housing Stock
Homebuilding in Montgomery County peaked in the 1980s, and townhomes made up about 40 percent of the new homes that decade. A lot of the county is townhouses and condo-style layouts with shared walls, tight lots and rules from an association.
That changes how we plan a job. A shared wall limits what we can move. A tight back yard limits where a deck can sit and how materials get in. Plumbing in a stacked unit means thinking about the neighbor below. We walk the space at the estimate and tell you what is and is not possible before you pay for a plan.
What We Build Across the County
Inside the house, we remodel kitchen remodeling and bathroom remodeling, finish and waterproof basements, and take on whole-home renovation. Start with kitchen remodeling or bathroom remodeling. For bigger jobs, see home renovation.
Outside, we build decks and stairs, lay paver patios, pour concrete walkways and replace roofs. Montgomery County treats deck work seriously. The county says a building permit is required for a deck regardless of height. We plan for that from day one.
The L&T Promise
Four promises come with every job. We finish on time or we pay you $500 for every late day, up to $2,500. We keep your home livable while we work. Our work carries a 2-year warranty. You get a same-day answer when you call. Some delays do not count, like changes you ask for and permit or inspection delays. The full terms are on the L&T Promise page.

Questions From Montgomery County Homeowners
Do I need a permit to remodel in Montgomery County?
Often yes. The Department of Permitting Services requires a permit before reconstruction or renovation other than a repair. Swapping cabinets alone may not need one. Moving walls, adding circuits or changing plumbing does. We tell you at the estimate which applies to your project.
Do I need a permit for a deck?
The county says a building permit is required for every deck, regardless of height. An electrical permit can also apply if the deck has lighting, a hot tub or a spa.
Does my license work in Montgomery County?
Yes. The Maryland Home Improvement Commission license is statewide. Ours is MHIC #133677.
How much deposit can a Maryland contractor ask for?
No more than one third of the contract price, and nothing before you sign.
Do you deal with my HOA?
We help you with the paperwork. The approval is yours to request, and we give you the drawings, materials and measurements the HOA asks for.
How long does a remodel take?
Most kitchens take about 4 to 6 weeks and most bathrooms 2 to 3. Your written schedule gives exact dates before we start.
