Five Things to Check Before You Hire Any Remodeler in Prince George's County
We will lose a few jobs by saying this out loud. Fine. A homeowner who checks these five things hires better, whoever they hire.
1. Look up their Maryland license yourself
Home improvement work in Maryland requires a license from the Maryland Home Improvement Commission. Do not take a business card's word for it. Search the license number on the state's lookup. It takes two minutes. Ours is MHIC #133677. Check it on the Maryland license lookup.
2. Read the deposit line before anything else
Maryland law lets a contractor ask for no more than one third of the contract price as a deposit, and no money changes hands before you sign. A contractor who wants half up front is telling you how their cash flow looks. Walk away. Read the MHIC deposit rule.
3. Get a finish date with a price on it
A date with no consequence is a wish. Ours comes with $500 for every late day, up to $2,500, when the delay is on us. Whoever you hire, ask what happens when they run late. If the answer is a long pause, you have your answer.
4. Ask who pulls the permit
Prince George's County's permit office, DPIE, lists improving a kitchen among the projects that need a permit before work starts. Some towns inside the county run their own permit offices, so the right door depends on your address. Ask your contractor which office applies and who files. If you hear "you won't need one," ask again. See the DPIE permit guide.
5. If your house is older, ask about lead
Roughly four in ten homes in the county were built before 1970. Homes built before 1978 can have lead paint, and federal rules require lead-safe work practices when a renovation disturbs it. Ask every contractor on your list how they handle it.
What a Remodel Costs in Prince George's County
Here are our real ranges for the two jobs we get asked about most. You should not have to call anyone to see them.
Kitchen remodels run $25,000 to $60,000 and take about 4 to 6 weeks. That covers custom or semi-custom cabinets, quartz counters, layout changes, and updated electrical and lighting.
Bathroom remodels run $15,000 to $35,000 and take about 2 to 3 weeks. That covers full demolition, custom tile, a new vanity and fixtures, and proper waterproofing.
Whole-home projects are custom. Plan on 8 weeks or more.
Decks, patios, walkways and roofs are priced per job. We measure, look at the site, and give you one firm number at the free estimate.
Once we agree on the scope, the price does not change unless you add to it. Watch the allowances in any bid. An allowance is how a low number turns into builder-grade materials after you sign. Compare bids line by line, not total by total. We also offer affordable financing. Ask at your estimate.
Older Houses Keep Secrets
Many homes in the county were built before 1970. What sits behind the drywall in a house that old rarely matches the plans.
Expect wiring sized for 1960s appliances behind a kitchen that now runs a dishwasher, a microwave and a coffee machine at once. Expect drain lines that have corroded and subfloors that took a slow leak for years. None of it is rare, and none of it should surprise you at the end of the job.
Our approach is simple. We open the wall during the estimate when we can, show you what is there, and put the price in writing before any extra work starts. Nothing gets added without your yes.
What We Build Across the County
Inside the house, we remodel kitchen remodeling and bathroom remodeling, finish basements and waterproof them, and take on whole-home renovation. Start with kitchen remodeling or bathroom remodeling. For bigger jobs, see home renovation.
Outside, we build decks and stairs, lay paver patios, pour concrete walkways and replace roofs. One crew, one contract, one firm number, whether the job is a kitchen or a back yard.
The L&T Promise
Four promises come with every job. We finish on time or we pay you $500 for every late day, up to $2,500. We keep your home livable while we work. Our work carries a 2-year warranty. You get a same-day answer when you call. Some delays do not count, like changes you ask for and permit or inspection delays. The full terms are on the L&T Promise page.
Pick an upgrade matched to your project. We put it in writing. Applies to interior and exterior remodeling contracts signed by December 31, 2026.

Questions From Prince George's County Homeowners
Do I need a permit to remodel in Prince George's County?
The county's permit office, DPIE, says a kitchen improvement needs a permit before work starts. Exterior work like decks can need one too. Rules vary by town and by scope, so we confirm the right office at your estimate and tell you who files. Permit and inspection delays sit outside the on-time promise.
How much deposit can a Maryland contractor ask for?
No more than one third of the contract price, and nothing before you sign.
How do I check that a contractor is licensed?
Search their Home Improvement Commission license number on the Maryland Department of Labor's license lookup. Ours is MHIC #133677.
How long does a remodel take?
Most kitchens take about 4 to 6 weeks and most bathrooms 2 to 3. Your written schedule gives you exact dates before we start.
Do you work in my town?
We work across Prince George's County and in Montgomery County. If you are unsure, call and ask. We answer the same day.
Do you build decks and patios too?
