Bathroom Remodeling in Prince George's and Montgomery County, MD
A bathroom is the smallest room in the house and the one that fails the most expensively. A bad tile job looks fine for two years. Then the water finds the wall.
L&T Contractors remodels bathrooms across Prince George's and Montgomery County. We finish on time or we pay you $500 a day.
The Part You Cannot See Is the Part That Matters
Ask every bathroom contractor one question: what goes behind the tile? The answer tells you more than any photo. Tile and grout are not waterproof. The waterproofing layer behind them is. Done right, the shower walls and floor are sealed and tested before a single tile goes up. Done wrong, you find out when the ceiling below stains.
We open everything to the studs. If the old tub sat on a slow leak, we find the rot before we cover it. If the drain lines are corroded, you hear it from us before the wall closes, with a price in writing.
What We Build
Walk-in showers, with benches, niches and grab bars set into the wall so they hold weight.
Custom tile work, including herringbone, patterned floors and large format tile.
New vanities, lighting and LED mirrors.
Full gut remodels, from demolition to the last fixture.
Thinking about staying in your house for the next 20 years? Build the walk-in shower now. A low threshold, a bench and blocking behind the walls for grab bars cost little when the walls are open and a lot when they are not.
What It Costs and How Long It Takes
Bathroom remodels run $15,000 to $35,000 and take about 2 to 3 weeks. That covers full demolition, custom tile, a new vanity and fixtures, and proper waterproofing. Once we agree on the scope, the price does not change unless you add to it.
Where does the range come from? Tile choice, the size of the shower, and what we find when the old walls come off. We tell you at the estimate which end of the range your room is likely to land.
Three Things We Will Not Skip
Waterproofing behind the tile, tested before tile goes on.
A fan that vents outside, not into the attic. Moisture trapped in an attic grows mold on the roof deck.
A permit when the work needs one. Plumbing changes in Maryland go through WSSC, and we plan the time into your schedule.
How to Compare Two Bathroom Bids
Two bids for the same bathroom can sit $8,000 apart and both look reasonable. The difference is almost always in the lines you cannot see. Put the bids side by side and check these.
Waterproofing: is it named, with the product and where it goes? A bid that only says tile and labor leaves it up to whoever shows up.
Allowances: how much is set aside for tile, vanity and fixtures? A tile allowance of $3 a square foot buys a very different bathroom than $12.
Demolition and disposal: is it included, or is it a surprise later?
Plumbing and electrical: are they inside the price, or a separate contractor?
Schedule: is there a finish date, and what happens if it slips?
We write every one of those lines into our estimate. It makes our number look bigger than a vague bid. It is also the number you actually pay.
Tile: Pick It Before We Start
The most common cause of a late bathroom is a tile that was ordered after demolition began. Tile can take weeks to arrive. We ask you to choose tile, vanity and fixtures before the schedule starts, so materials are on site when the walls come open. If you want help choosing, we will tell you what holds up in a wet room and what looks good for a year and then does not.
Large format tile means fewer grout lines and easier cleaning. Small mosaic tile grips better on a shower floor. Herringbone and patterned layouts look striking and take more time to set, which shows up in the price. None of this is complicated. It just needs deciding early.
Older Bathrooms Hide the Most
A bathroom that has not been touched in 30 years often has surprises: cast iron drain lines that have corroded, a tub set on a subfloor that has soaked for a decade, wiring that predates ground fault protection near water. We open the room and tell you what we find before the new work covers it. You decide with the facts in front of you.
Every job comes with the L&T Promise. We finish on time or we pay you $500 for every late day, up to $2,500.
